Decide
what you need
If
you decide to rent you shall precise that kind of apartment/house
will you looking for: cheap or more expensive in the so-called
good area, with access in safe surroundings? Do you want
an furnished or empty apartment/house, in old or new building?
The precise answers will help you and real estate agent.
Check the
surroundings
Please remember that you rent apartment or house also with
its surroundings. So check where is the bus stop, shop,
health service centre and - if you have children - what
is a distance to nursery school or the school.
Visit during
a day
You shall examine apartment or house at day. You can assess
appearance of walls, noise level, windows' tightness and
neighbourhood only in daytime.
Check the
condition
If an apartment or house is old please check the condition
of all systems: water supply, gas, electric. The old, not
maintained for long lime systems create risk of flood, short
circuit or explosion.
Additional
keys and improvements
Please ask where are the fuses, in what condition and who
is responsible for what (top lightning, power in sockets).
Check if fuse base does not suspiciously hang from the wall.
If apartment
has the gas flow water-heater you shall ask the Landlord
when was the last inspection.
Please ask
for keys to the cellar, drying room or bay chair room, letter-box.
Such elements can be significantly convenient.
You have to
agree any improvements: air condition, satellite antenna,
computer wiring - with the Landlord. He can disagree - he
has right to do so. You can invest in the rented apartment
on your own responsibility, but upon termination or expiration
of contract you have to disassemble such improvements not
leaving any traces of them.
Insurance
and registration
You shall insure your movables, i.e. all with which you
have moved in to the apartment.
The property should be insured by the lessor.
You have the
right to register in your apartment/house - please ask for
that the Landlord. If you are a foreigner, you will need
such registration for work permit.
Alterations
and amendments
It is better to inform about any decisions in adequate advance
and necessary in the written form - by registered letter
or in person with acknowledgement of receipt - even in case
of the best relationship between the Landlord and the Tenant.
